Multifamily Infill Prototype
I got tired of staring at this decrepit lot in my neighborhood, and so, between projects in 2010, I designed an infill prototype.
The development calls for a Net-Zero Energy Building consisting of 28 units with a small bit of retail at the corner, all over parking. The development pushes a high level of sustainability through orientation (all units face south), window shading via the building's concrete structure, natural ventilation (all units have at least 2 exposed sides), on-site energy generation, water treatment and recycling and through a bioswale and cistern storage system, and community gardens. The building reduces the parking in this dense inner-city locale to 21 spaces below grade, while providing a dedicated a car-share space with a large bike parking room at street level.
